How does the financing process work for new construction?
There are two ways to do this, one is to buy the lot outright and then use the lot as a downpayment on the home package. Typically, this is done when you can afford to pay cash for the lot and do not want to build right away. You don’t have to pay cash but it is very difficult to finance vacant land right now. The lenders that do are far and few between and their requirements make it difficult. They usually require alot of money down, sometimes as much as 50% down. Then, the lot would have to be deeded in your name for up to 6 months before you can use it as a downpayment on the house.
The second way to do this is the most sensible, popular, and easiest way of doing it. Once you interview and choose your home builder, you would combine the land and the home package into one new construction loan. Typically, the builders have financing companies that they work with that offer attractive rates, and minimal downpayments on the new construction loan. The loan would convert to a standard mortgage when the new home is completed and closed. This process typically involves only one closing and one set of closing fees. This is the best way to go if you want to build right away.
